Hey Jeff without knowing any details everything is what you are able negotiate. but you have to take in account the years interest rate and purchase price and what kind of cash flow.I will say get a mentor if you’re inexperienced these kind of deals can go left if you really have little knowledge when it comes to structure .

If someone has a deal that they are up over $1m (including the small cash flow) and I was starting out, I would be all over the financials and the plan. 

It's very marketable (you can do audit, taxes, bookeping, financial work, consulting etc) for when you do need to be employed and it can also transfer to self employment/contract work if you need cash here and there. 

Despite wanting to handle it a few other ways I reached a small cash settlement with him to drop it.

The properties are trashed, and not worth much.

I'm interested in flipping, and short-term rentals at the moment to build good cash flow, then pivot into more of a buy-and-hold/appreciation play 10-15 years from now.

Also, the home owner most likely has a mortgage and receiving a large amount of cash and then not spending it for 3 months can be more challenging than you’d think.

There were newly listed properties that were worth looking at and most often properties that had been listed for awhile. 

Start researching price to rent ratios in areas and see which area has the best combination of cash flow/place you want to live!
