They have their purpose and if it makes a deal not workable you walk away.  

I think the real issue for many people who struggle is that they fail to follow their lease agreement and good land lording practices under the guise of being "friendly" or "workable". 

Lastly and most importantly, I am not a criminal.I am about as certain as humanly possible that anyone with significant personal experience running these properties could not possibly believe that Morris's business model was workable.

It is hard to start with no money and no credit, so your first step might be to start growing that zero into some workable numbers. 

There has to be a workable solution in there somewhere.What about smartphone apps?

It would keep the floor plan looking open, and give more workable space on the island, and look more classy, in my opinion.  

Five random thoughts...1 - There's a lot of tiny house technology that you could draw inspiration from.2 - Google "Kitchenette" and you'll see that you can place a workable kitchen in the unit.

The right price, quality work, able to work within a budget and the most important thing; I show up when I say I will and I can prioritize jobs with tight deadlines.

Then break things into workable units based on your time frame, strategy, income, and personalities.

Then it's not even a workable deal anymore.
