I did here from a lender recently that was working with financing for multifamily properties with another individual that the area can vary widely from one location of town to the other.

The latter are harder figures to come up with because it can vary so widely, and asset class is definitely a big factor, but not the sole factor.

Or, if they are hyper-targeted and hot leads in too wide of an area for you to door-knock, mail them every 2 days and call 2x every day until you get a hold of them.

The property is a ~12 foot wide and ~33 foot deep 1914 brick rowhome in Baltimore City.

The trailers are a mix of 70's single wide's and 80's double wide's that have little value.

I was kind of headed in that direction just wasn’t sure if there are more local listings rather than the nation wide websites.  

Corner lot is 110' wide x 140' deep. house sits right in the middle and is 67' wide x 25' deep. the rest is backyard and front yard.

@Adam Webb Without knowing the details of your market, if there is such a wide disparity, you are better engaging in a simple arbitrage trade (as you've pointed out) and buying duplexes all day long.
