for those that do not close on houses IE wholesaler contract flippers I cant think of something worse for the seller.. the seller gets in many cases lied to thinking they have a sale and when the wholesaler walks they lose their house.seen it happen over and over  when i buy court houses steps properties show up and have to give the bad news to the owner, who then tells me there sad story of letting some unlicensed wholesaler tie it up and then just walk and lose the house..

not to mention the way most go about it .. its simply illegal in Oregonsee below from the state,   I got tired of this back and forth about do you need a license or don't you.. so i got a direct mail from an unlicensed wholesaler that did not own the property and i forwarded it to the state with the question hey is this legal.. this was the response i got.Hello Jay,Thank you for getting back to me.

@Michael L Schein If they were teaching unlicensed wholesaling without a double-close, you might mention that to the AG's office.Mass General Laws found here https://malegislature.gov/Laws/GeneralLaws/PartI/T... state that marketing a property that you don't own in expectation of something of benefit (profit) is illegal in MA.The other law that you might use is Chapter 93A - the Consumer Protection Act.

Some of these landlords have offered me referral fees for each new tenant that would sign a lease - In CONNECTICUT, would accepting a referral fee for lead generation as an unlicensed individual be considered operating without a real estate license - follow up question - if this practice of accepting a referral fee is considered illegal, how is airbnb allowed to accept a commission every time they broker a buyer/seller rental deal?

@Marshal Moyo It is definitely possible but the laws on unlicensed wholesaling may vary from state to state as it does here in the USA.

. $3000-10,000 depending on permitting (or not), skilled (licensed) vs unskilled (unlicensed but knows what they're doing)...tough question to answer but bottom line is you can get a cheap rental kitchen done for 3-5K I'd say...decent 5-10K and on up.
