I live in Monterey County and besides the massive forest fires, mud slides that literally wipe out entire sections of highway and decimate whole communities, and of course the occasional earthquake, it's a lovely place to live.  

I hate cash for keys:It encourages an undesired behavior.  

Dragged 16 gallons of mud over the ugly as can be (and painted) ceiling to smooth it out.

Gamestop should issue shares, buy their "undesirable" retail and do an OpCo - PropCo split; spinning of their real estate into a REIT refinancing some of their expensive debt as property level mortgages along the way.Personally had $3 calls at $3.05 in April 2020 before Ryan Cohen got involved - made a nice chunk of change but peanuts compared to the $50 million Keith Patrick Gill (u/deep****ingvalue) made!

Texas property tax rates are generally comprised of the following: 1) County tax, 2) City Tax, 3) School District tax (ISD), 4) County hospital, if applicable,  5) community college, if applicable, 6) Special districts/MUD, if applicable.

Do you look for properties which need more work or in previously undesirable neighborhoods or do you look for properties in tip top shape so you can increase the turns?
