House is up and running, and my first house hack is underway. 

Whatever you do do NOT write anything like "EXCITING NEW $10,000,000 CONDO PROJECT UNDERWAY, GUARANTEED 10% ROI, NEED INVESTORS ASAP!!!!".

About half of that is focused on finding new deals, about a quarter is focused on rehabs that are underway, and about a quarter is focused on selling completed projects.

Rehab work is underway.

Home prices are rising fast, Victorians are being flipped left and right, and the West Oakland Specific Plan will be underway soon.Since I would like to focus my energy in West Oakland, would it be wise to get my real estate license and become a salesperson rather than seeking highly motivated sellers in hopes of wholesaling properties? 

I do not share how many units we have under management or how many projects are underway or what financials.

Have been following along in the background for a while as I've been steadily growing my turn-key portfolio.So far ours have all been strictly self-funded, with our household discretionary income, and we have limited ourselves to conventional lending.Have wanted to get into more of a rehab model, and also start using hard money/portfolio lending, but was hesitant to do so as I was still building my team on the ground remotely from across the country.Luckily, everything has been stable, and it looks like I should be able to get that underway shortly.

Its in a transitional neighborhood where, while this block and nearby are fine, 2 blocks in the other direction is a little rough with some new gut rehabs underway, and some shells.
