Trial and error is not for free and neither is an education and the bottom line is you will learn from both of them but you will need to choose which route you want to follow.

Yes - BUT, there isn't going to be a lot of variation; it's not like Bank 1 is going to agree to loan you $200K and Bank 2 is going to agree to loan you $500K.  

There are lot of variations at each park- age restrictions, renting/owning your plot of dirt, park fees, amenities, location.

Large commercial projects, unlike purchasing a SFH, are not a learn by trial and error type situation.

Managing your properties is going to be a trial and error process.

Would be a very low risk trial on there to answer your question. 

A variation on this is renting out rooms in your house, which some people can dig and others (like me) would be in hell.

I'd suggest to try to narrow down the region you're interested in, the type of STR you want to have (there's so many variations, it can be condos, homes, cabins, tiny homes, glamping, houseboats, RVs, etc., they can be specialized for medical professionals, business travelers, large groups, etc.)

I learned by trial and error myself doing my first live in flip and then my first rental and doing a lot of the work myself also.

I think it is incredibly helpful for other new investors to hear the trials that come along with securing a property like this.
