I assume for the most part tourist-wise it is a 3 season area.I'm not married to the area but would like my first investment to be somewhat closeby (< 1 hour) since I will be the property manager and have a fulltime job.  

Once the ferry begins connection of south shores to the Air Force base, do see it helping the tourists and rental in Apollo beach and Little Harbor?

I would assume Big Bear would also have a similar tax being another tourist driven economy.

This is for a vacation rental business in a huge tourist spot in California.

Selling would be easy....but I've love to keep this one as it's in a hot summer tourist town and will rent for a weekly premium!  

Boston's market is on fire, and is a huge tourist attraction, so here there is definitely a sustainable business that provides cash flows above and beyond many normal buy and holds.

Doesn't sound like you'd have a lot of tourists looking for AirBNB... do you ?

Also low rent is also generally needed because 1) tourists are willing to pay more to be on the strip (it's a gambling market so they are OK to spend money), and 2) hotels on the strip are already really cheap and in high supply.

We are in a well populated tourist area.
