Galveston is a great market if you have a good deal, but insurance and taxes make it very tough to pencil out a lot there.

It is tough, however, when sellers think that offering with furniture has value and you don't. 

Well if you back the moving truck up the day you close you will have a tough time proving that you bought it with the intent of holding for investment use. 

But these would also include that you carry all risk and they are tough to qualify for. 3.

From an investor standpoint it is very tough right now as there are not of a ton of good deals out there.

just to be blunt... it's a very tough market for cash flow right now with both prices and interest rates high.
