Ex:Bedroom:Remove carpet, tack strips, and fasteners, and dispose.Remove padding and any glue residue and dispose.Remove existing doors, hinges, strikes and locksets. locksets and hinges to be reused, dispose of doors.Remove existing light fixtures, outlets and switches and dispose.Patch all wall/ceiling dings, dents and imperfections.Sand patches, prime one coat and paint two coats on all walls.Sand patches, prime one coat and paint two coats on ceilings.Prep, prime and 2 coats paint all window jambs, sills and trim.Prep, prime and 2 coats paint all door jambs, and trim.Prep, prime and 2 coats paint base moulding.Furnish, paint and install interior, H.C. doors at closet and bed to hallway.

Once it's down if can't be taken apart.Key thing is to get the thicker type for more durability.Don't know how well noise travels with either.

That said here's what our numbers look like, we think we're being conservative on the costs:Age of House: 1987Offer: 100kARV: 160KRent: 1350/monthRepairs: 35K (worst case - expecting less - hard to say since this is our first go around)master bath needs fixed, guest bath just needs a good clean, flooring in the entire house needs replaced (guessed 10k alone for that), fresh coat of paint, tree trimming/removal as they're very close to the houseAppliances - original but seemingly alright shape, original hot water tank (OLD)the good: brand new roof, brand new AC unitWhen we did the numbers we worked in possibility of having a management company (10% of our rent), maintenance costs + vacancies (about 12% of our rent), with 20% down the numbers come out to be around 300 cash flow.

A poorly done paint job is worse than not painting at all.amen. prepping those old wood cabinets is key. i've redone my kitchen by sanding (not very heavy) the cabinets down, then applying primer (2 coats), then some semi-gloss Sherwin Williams urethane trim enamel with great results: https://www.sherwin-williams.c...

As one example, I'm using empty steel barrels to support my vanities, I'll have exposed ductwork and electrical conduit, and I'm just using a clear coat epoxy over the existing container floors.

The wearlayer is just clear coat over the color to protect it and has really nothing to do with scuff or scratch resistance.
