I knew it needed lots of interior work, kitchen, bath cabinet, floors, broken windows, plus roof and trees falling in the yard--major huge trees. 

Been living in my first condo for 1.5 years now and it took them 5 months to repair a garage that had an Oak tree completey fall through it, 1 year+ to cut down 2 small dead trees (after they approved the work, months later they said it wasn't approved...then surprise, they ended up doing it after the Oak tree fell down lol), received a 3 year special assessment to replace roof and siding (why wasn't that previously budgeted for?)

I love winter, and loved sled dogs, but it was time to move on, and seeing palm trees in January is better than I would have guessed.

Property values, like trees do not grow to the sky.You have $500k tied up yielding negative cash flow. 

If necessary, as in for larger-ticket items, get "a couple two-tree" contractor written estimates and get your price reduction.  

Originally, the property had a deck but was removed as a tree in the backyard was growing too much.

The lower price ranges are on fire and with lending becoming easier to obtain on condos and hoa's in litigation I would expect those to continue to sell quickly and for top dollar.Hope this is helpful.For sure you Vegas guys have a better grasp on these tea leaves.
