I recently watched a video of a social media guru suggesting in 30 days he could have a team in place in any market in the country and be up and running with a successful real estate business.

So, it's still a viable way of investing, but does not have the same scale of success in today's economic environment in higher appreciation markets.

I am talking in general, especially for investors successful enough to park a few hundred k not leveraged at those returns.  

I can say from having taught classes on these loans that your contractor will be the biggest key to your success.

In my case, I’ve had success by focusing on areas with strong rental demand and potential for appreciation, like in VA and AL.

A private investor will want to see a few successful deals before taking out large sums as a debt loan.

A recent divorce can cause serious credit issues and I've had success with a tenant in this situation.
