You can maybe find a one off here and there from an agent or a wholesaler, but anything that is listed publicly or sold through a wholesaler is going to get bid up to the point that your profit margin is going to be slim if anything at all.

While I agree that the likelihood of him paying is slim you never know and I would pursue a judgement just to get it on his record which may get him to pay if he is ever looking to make a major purchase.

They do want to resolve (ie. sell) the property since that is their only job.However, realize that there may be back door negotiations and the property may be redeemed the night before the auction, so if they require a cashier's check understand exactly what your bank needs to cancel that check.Also, the bank will probably send their own 3rd party to the auction to bid the min ($127K). so odds of stealing it are slim unless it's a total hellhole.If you win the auction, understand the rules in your state on redemption.
