Both are licensed to sell real estate in their respective states.NAR likes to make a big deal out of their code of ethics and promotes the notion that Realtors are better for the public because they subscribe to a code of ethics.In fact - at least here in MA - virtually everything that's covered in the NAR code of ethics is replicated in either state law, MLS rules or both.There are only two exceptions I know of.NAR requires agents to arbitrate disputes, where I as a former NAR member and now not, have the option of suing another agent if it becomes necessary.The only other thing I can think of is that NAR requires you to tell a buyer's agent whether you have other offers, if asked.

RE is full of guru crap making claims of learn the secrets, get the ins and outs, most are rip offs, the very best are overpriced full of hype and ideas that are hard to replicate in reality.Read here, ask questions, there isn't anything you can ask about residential investing or flipping or rehabs that a few here can't answer here, just need to find those in the forums that know what they are talking about......beware of the ones who add fluff, are puffing and claim that it's easy.

Otherwise, look for cities and processes where you can REPLICATE similar deals many times over, and thereby build a bigger portfolio.

Its a nerve-wracking experience, and I have 10+ years in the construction business...Re: What to do, and what not to do - On the one and only flip I've done that wasn't a rental, I had my realtor pull pictures of the 5 comps within 1.5 miles that sold for the max dollars per square foot, then I just replicated them.

Its a necessity to know why a deal did so well so one can hope to replicate it or share with others to replicate.Buying a cheap house in the hood will never do this well.
