Jay, I support all these statements and just to reinforce the fact the HU is a marketing company I am including a photo of the Marketing Agreement, it is dated April 2014, however was sent Q2 2015 to us.

@Frank NolanYou're right about the foundation and framing but I think I can reinforce the foundation rather than do a new one, at least I think I can do it.  

I think this will save me money so I can keep the walls, raise them and reinforce the foundation.

It's reinforcing to hear that even if it's difficult and testing, if you push though and persevere, you can really kick butt.

Doing this will help reinforce what you learn and enable you to make better decisions in the future, and make those decisions quicker. 

I will say, it could be worth considering a shot at an actual software solution built for DIY landlords (1 - 15 units) that helps you to automate your own rental process and can help to get a renter in there fast (ie. compared to other tools, one that helps you to actually build a single listing and syndicates it to 10+ major listing sites, allows you to schedule showings, provides you with super thorough tenant screening options, online digital leases which can be customized and help you by breaking out those fees, automated maintenance tracking, and fast rent collection which also offers your tenants the ability to report their positive on-time payments to the major credit bureaus; just another positive reinforcement/added incentive to get them to make those payments on time).

@Ian Gilligan you have some good responses already but just reinforcing that what you described is no issue whatsoever. 

Bayous and creeks are getting expanded, reinforcement walls are being put in, and excavation is going on everywhere.
