I am based in Virginia and licensing requirements here seem manageable.

Then you can self-manage and learn all about tenants, contractors, etc. 

Someone with limited ability to manage 2 or 3 SETS of contractors is not going to have successful rehabs.

We own one and manage multiple others on that same street.

My wife and I started managing more properties for others as word of mouth recommendations started and we started to use the management and arbitrage cash flow to acquire our own properties and fund the BRRRs we were working on.  

In previous posts people have used both financial analysis/projections, and point to point critique to try to explain this, but it hasn’t resonated with the true believers.

What kind of ROI i should look at, considering project completion will be 3 years roughly?

I was also planning to work for a property managing firm to learn the ropes of the state and local codes while continuing to invest.

Being an agent is different than a w2 where you get guidance from a manager, or higher up.
