When one of these things happen half the people will say I told you so and the other 1/2 will pretend they never said anything. 

You get to pretend that your property loses 1/27th of its value every year. 

At any rate his buddy is more likely to get helpful hints than some agent from another firm.You have to make a judgment call though, as you want to make sure you don't end up with an unethical one that will really try to fleece you by pretending there are higher offers.

@Jack Luzechy Let's pretend that the local bank is strict with the HELOC requirements and we cannot pull equity yet from this property. 

Or, this is about 1 in 500, would offer me true and vital information, unprompted, and at least did a great job pretending they needed nothing in return. 

Other times the proprietary questionnaires will answer extra unnecessary questions which the underwriter never asked for, but if they are voluntarily disclosed, the underwriter often cannot pretend they dont see it. 

ie. pretend you are a renter and go  see some units available to rent in the same area etc.   

Buyers like it because they get to pretend to buy a house they wouldn't not otherwise be able to get (It's "pretend" until they are on title no matter what anyone tells you otherwise).
