For plans that will pay off later, get into house hacking, save money for a first payment, meet people in local real estate groups and find a mentor, and put money into things that earn without much work like stock index funds or ETFs.

Housing IQ predicts a 9.3% increase in home prices over the next year, with the median sale price expected to rise from the current levels​​.Inventory and SupplyInventory levels have been gradually increasing but remain below demand, maintaining a seller's market.

That is over 2/3rds the average long term return on the stock market with absolutely zero risk.  

Nobody gets excited to invests in the stock market for dividends to fund their life, although thats a really good concept.

technically it happens all the time, but real estate is less liquid thus its more obvious. ever try and buy a stock at a specific price and that price is no longer valid because the price changed.

You can invest your money in stock and sit back and literally do nothing and get some reasonable returns.

This could be just like stocks and bonds at the end of the year.  

In 2022, I sold quite a few stock options so my taxes that year were a lot higher than normal years and I was expecting 2023 to go back to what I consider normal.
