Here's how i got started in commercial real estate: 1) read 24 books on the topic2) listened to 400+ podcasts (starting with BP.com)3) attended meetups and starting learning the lingo 4) signed up for a couple coaching programs and practiced analyzing dozens of deals--- i share these^ points because i think it's important to remember that mentors are strapped for time. time is their most precious asset. they want to spend time with people that are coachable and committed to learning, aggressively. certainly don't need to go quite as overboard as I did with the content, but if you haven't started devouring content and practicing the skills... that's the place to start.

An example of this is 30 year commodity cycle (commodities peak every 30 years: 1920, 1951, 1980, 2011 etc) which bottomed in 1999 where gold can purchased at $280 / ounce in 2001 and one could have held onto this investment for 10 years and unloaded all their precious metal positions at $1920/ounce at the end of the cycle in April of 2011.

@Precious Thompson totally broad question but here are 4 things I'd do: - don't call them "tenants" - call them "residents" and I love what @Andy Collins said about them being your clients too - always enforce late fees - make late fees cost $ on a per day vs. a flat fee for being late (assuming it's legal in your area) - do something special for them that's unexpected (can be a simple note of gratitude)
