How do I get started? What should I be doing today to prepare for tomorrow? Does anyone know an active investor in the Boulder county area interested in sharing his/her knowledge?

@Dustin Hollar congrats on getting started! Lived in Colorado for many years. Here's how i got started in commercial real estate:

1) read 24 books on the topic

2) listened to 400+ podcasts (starting with BP.com)

3) attended meetups and starting learning the lingo 

4) signed up for a couple coaching programs and practiced analyzing dozens of deals

i share these^ points because i think it's important to remember that mentors are strapped for time. time is their most precious asset. they want to spend time with people that are coachable and committed to learning, aggressively.

certainly don't need to go quite as overboard as I did with the content, but if you haven't started devouring content and practicing the skills... that's the place to start.
