I'm looking to send a 'notice to quit' to a tenant that's been in conflict with lease terms on several different points (unlawful possession of firearms, not maintaining clean unit, disturbing other tenants right to quiet enjoyment of property, etc).

It states:"MOVE-­‐IN INSPECTIONThere will be no formal “move-­‐in” inspection when you take possession of the unit.

They lived there for over 2 weeks before the back up and they were provided with a move in inspection form to be filled out within 7 days to note if there was a problem when they took possession.

After restoring possession I called the number of the servicer left behind by the preservation company and explained my belief they had hired a company to illegally break and enter my property and I had reported the matter to the authorities. 

It can be exciting to get everything together as soon as you get possession and then a whirlwind few days. 

We are entering the game with our first rental (family member was supposed to move in but passed away, so we already are in possession of this property).

There are a variety of ways my lease would address this, but the primary one is the fact that they failed to pay rent and take possession, which means they ghosted and are not my tenant.

The term unoccupied means that the property has been left in a state where the property still contains all items and possessions as if the owners were to return at any time.Move items into the house. 

So are you saying the cash offer should mention that they would not actually be taking possession of the property?
