I met through an agent, an investor that his pdf presents him as a huge player. he has deals for over 2b all over the world. yet his online presence is close to nothing. both as a person and a company. is this real?

@Jenna Williams - While each program has their quirks some of the bigger players are Yardi Voyager and MRI... which are expensive decisions as @Laticia Braxton eluded to, but become necessary once you reach a certain level.

Now, as the internet only improves with developments such as Starlink, where anyone with a laptop will be able to connect to the internet worldwide.

I think that once the NY exodus settles down and we see an end to our worldwide situation,  prices will stabilize and correct to some degree, but don’t expect them to correct to pre-pandemic levels.

I like the expertise, and I think I could use the help. but I'm still a small player, just having couple long term rentals, feel like that kind of service is overkill for me.

We are not all rich and I think many smaller players are going to be getting out of the mkt especially for SFH where house prices are way up with plenty of buyers.

A lot of these deals are too small for serious commercial players and too big for residential, since they are greater than 4 units. 

A friend of mine had an idea to buy "smaller cell sites" since the larger towers seem to be out of our price range as well as dominated by larger players.
