It worked for me as there was no negative cash flow in the deal and it worked for the seller as he unloaded a property he didn't want and his return increased and the income stream increased.

I'm in the military, so we have dreams of renting this place out when I get transferred, buying a new one, and so on.In my perfect fantasy world, this method could yield me 3-4 nice single family homes by my mid 30s (in 10 yrs), a good passive income stream by my mid 40s (20 yrs), and a solid retirement foundation for 55+.I have a ton of research to do and this site looks awesome.

To summarize the call report (run using 9 months of 2013):Number of institutions reporting 5937YTD Total Interest Income is 322,614,882,000YTD "Other noninterest income" is 78,975,123,000Based on the numbers, I'd guess that Rent and other income from Real Estate Owned is a significant operational income stream for banks.

Add the fact that you can take streams of income from funds that build tax deferred (and you can access tax free if you do it right) this can be a powerful rival for the IRA option.
