As a real estate owner I feel this is a good thing but as a member of society I know it is not.

It's sad, but that is the society in which we live.  

(I would advise if the answer is yes to make sure no viscous breeds are allowed and also get an extra security deposit and possibly extra monthly rent.)Also, something that helped us that you might want to consider is for your credit check is that the score matters, but we look deeper than the score if there are things that come up (and in New Brit there are usually things that come up).If tenants are skipping out on "modern life essentials" like utility bills, cell phone bills, car payments that is a huge red flag.However, if it is a result of medical bills or student loans (or possibly a foreclosure during the crash) you may want to look past some of those.

To rewire the whole building to modern codes and upgrade the power supply to 200amps would cost 15k.

I get a kick out of our modern terminology. 

While those are important for the modern look a finished house is a far better situation.

Our plan is to purchase a B or C class 4 plex and fix it up to be B+ or A class property as there are no 4 plexes we've seen that concentrate on the more affluent market or younger market with a draw to Modernism design.

But from what my repair guy said nothing major at all besides modern updating to kitchen/bath.  

Or if it's really cement like, you could do an exposed brick look and really up your rent (go with ultra modern accessories for that loft look).  

Not vinyl modern doors for sure.
