I dont advertise this very much because most people (no offense to anyone in here intended) dont understand it, but our company moves securitized real estate at a small discount with rated weighted average returns.Now I dont know if you can pull off the required capital, but for example we source investors for two of our sources that sell rated loan pools.

Sorry… Before now, I didn’t realize you were speaking about Tim’s post… (Maybe I read incorrectly)I thought you were replying to the original message in this thread… And you were commenting about a $10 consideration… That doing that is not “real investing” or is a ”one time" story… May or may not hold weight ($10 consideration) if challenged… but it is done all the time.We are both right… we are just talking about different things.

Look at each market carefully....nothing wrong with a turn-key provider just make sure that they have a stake in your ultimate success or you may end up buying a pretty expensive non-producing paper weight as many have done but won't admit!
