So I’ll lay out what I’ve done so far and my goal.My main issue is time.

Our first intuition was to get an LLC but we no longer thinks it makes sense for the following reasons:- Have to get commercial loans instead of residential, which have much higher interest rates- Have to get homeowners' and umbrella insurance anyway - we feel the risk of being sued while owning rental properties is lower than running other types of businesses if we don't cut corners on the rehab and have a good property manager - Large amount of filing and annual fees requiredAre we thinking about this correctly and is there another structure that would best suit us?

If I decide to purchase the property, I would remove the tree to open up the backyard and lay out flagstone in the backyard and improve its overall appearance. 

Because the buildings are nice and have 3/2 or 3/3 layouts, I'm guessing tenants stay longer than in 2/1s.

-What strategies did you take to test the success rates of different mailer layouts or styles if any and what did you find the most success with?

It affects the speed you have to work and lay out tile. 

I'm working on a duplex and wondering what people think is a better strategyI'm going to change the layout of each unit to make things more modern and max out the rental potential.

It's very difficult to separate yourself in a high-rise condo when there are similar units and layout that will become available.

Purchase price and estimated costs and cash flow and goals I'm assuming would be handy info, but what kind of layout?
