Let me know if you would like me to set up an MLS search with instant alerts.My one word of caution is that Massachusetts tenant/landlord laws are tilted WILDLY in favor of the tenant.

INSIST upon a petty cash fund for instant approval of repairs under $xxx and an itemized Purchase Order for those  that exceed that amount.Also insist upon review and accept/denial on all applications for tenancy.These go a LONG way to keep everyone on the straight and narrow!

For an SFR, the typical buyer will want to occupy, so give lots of notice of intent to sell prior to the lease termination - - time your listing to this event.For an MFU, these are clearly investor properties, so you still give the notice but sell with tenants in-place for the instant ROI to the new buyer.
