@Dan Marshall the tenants are protected by their lease, so the two issues re selling now would be inconvenience of showings for the tenants, and whether the property will fetch a higher price as a retail sale (as you suggest) or as an investment...I'm with you--if it's more valuable to a homeowner, you might want to wait it out....or, you could cash for keys your tenants and sell sooner.

quick as possible. but really tho I intend on when I do my first flip to try everything possible to flip in under 60 days from closing to back on the market, id like to be at 45 days but im trying to be realestic. the sooner you can get it back on the market the better, as you will have holding costs. good luck

The sooner you start the sooner it will be over.Hire a PM and in the future, once notice to enter is given, they will enter whether the tenant is home or not.

Maybe there are statistical models that predict C% loans getting paid off in full & sooner more frequently than D%, so Wall Street pays a premium for mortgage  backed securities with more of D% in it, which is passed onto the consumer in the form of D% being offered for merely 0.3 more than C%.
