Beware they tend to give BPO's which are closer to ARV's vs As-is values (as do majority of sellers) so don't leave much room for profit after taking into account holding costs, legal, taxes, etc.

We we're able to negotiate with the seller (OG owners daughter) to cover all the closing costs to essentially get the purchase price to where the judge wanted, but bring our out of pocket purchase closer to what we we're asking for.

@Jake Posnerstrongly recommend looking closer to home - OOS investing is more difficult than it's made out to be. andwith rates where they are, there's just about no cash flow right now unless you employ a creative strategy or a combination of creative strategies.if you just buy any old property in any old market, you're not going to cash flow.
