Run every transaction through that account and at the end of the year you can export everything to an excel document where you can further categorize, sort, and sum totals.I would also consider Dig B instead of QuickBooks. 

For accounting, I use Rentec Direct, which allows me to keep track of all expenses and then prepare reports for all of my properties.The information the system exports seems like it is most of what is needed to prepare taxes.

Once a week I run a report, export the csv file to www.callfire.com, and set a campaign.

I can print my list, I can print it directly to labels, I can export to excel, I can print owner address or property address, it's pretty versatile.

The assesors office in Chicago only publishes a list of pre-foreclosure notices in the local newspaper and online( The data has to be gathered manually and can't be exported to excel). 

You can export your report in a csv file with the pictures of receipts and send it to your bookkeeper or to yourself for your record keeping.

It encourages foreign investment and exports, which in turn enrich a country.
