In general, parking is one of those things that is not exactly fun to deal with, but it makes a ton of money.

I agree, it could be possible but I have yet to see a deal that really works when the borrower is borrowing 100% financing on a deal as the lender is going to have much higher rates and default rates.

The deal fell through, but the attorney/title that we were using were supposed to be well versed in Wraps, but I only personally spoke with the paralegal/escrow officer.

I had a couple clients lock in just recently at 7.1% on 10-30 unit deals.

Depending on your deal, reserves may or may not be required to be in your name - although you can use other accounts i.e. 401ks, IRAs, etc. towards that reserve requirement. 

I also agree you can connect with Alan Ceshker in Austin as he's one of the attorneys that will help structure these deals. 

Since you are in an expensive market, commissions will also be high so you should be able to cover all of your expenses with just 1 deal basically, maybe 2. 

We buy defaulted loans and deal with this all the time.

The eleventh hour deal just fell through after we jumped through hoops getting them every piece of paper they needed to close this deal by tonight.
