Here's what I got going on so farCreated my Company "Coastal Sunrises" which focuses on STR Management/co-hosting, and am in the building process right now for my systems and I'm essentially looking to build every one of them to scale with so I am okay with taking a hit to profits immediately if that means paying employees/va's while I'm not managing a ton of properties.

This is essentially a type of deed that will transfer ownership as long as specific conditions are being met. 

You will have essentially ruined their lives and prevented them from ever doing this again to another innocent Landlord.

Essentially they are saying I knew a lot more then I disclosed and they are unhappy about it.The city had a standard point of sale repair list naming more then 90 items when we purchased the property.

That's great, but the 1% rule has been essentially meaningless in most markets with rates where they are.

Our preference is to take ownership now, so that we have an element of control.

Anything higher than that has some speculation element in it.

@Varun Hegde the guys who answered you will know MUCh better than me but I am lost and wouldn't touch this (I am not a note buyer) If I understand you are essentially getting an assignment of the rights to collect the payments, like buyiing a note.

Louis are higher than the national average, which can impact tenant quality and property values, so thorough neighborhood research is essential.

Then again excel and google sheets are essentially free too.
