IMPORTANT NOTICE: I am looking at this from a wholesalers perspective exclusively.What I use: Used Propstream (Now Repropfinder), Used/Still Use Realeflow Considering: InvestorFuse 2.0 CRM (considerably more expensive than competition but could be worth it, idk)Considering: Flipster (attracted to the fact that itĀ has many of the same features as repropfinder/propstream but "claims" to include skiptraced content like phone numbers and emails at no extra charge)Distant 3rd, Considering: REIAutomator (some of the guru trainers or whatever advertise this , I see it as a clone of repropfinder/propstream and have not read anything new that is significant enough to truly seperate themselves)REI Pro: Never used it, I have seen this one a bunch, but for me I just have not really seen how this seperates itself in any major way from Repropfinder or REIAutomator.

Some of the info I remember (and from notes IĀ still have)Ā from talking to a few companies is:Ā Vacasa - 25% fees, but negotiable and this includes all their fees, they are based in Portland, OR (or was when I last checked), IĀ have something in my notes about needing a linen program (not sure what that was),Ā Manorshare - can't even find them anymore and may be out of businessEvolve - 10% fees + 3% credit card processing fee on the total charge, I think they were more of distant mgt (barebones) and the owner would have to contract with a cleaning crew, which they can refer.

Regarding cost, management fees are a distant 3rd relative to the management cost of vacancy and repairs...those are the costs you want to assess from one PM to the next (lease up fees,Ā resident screening, turnover time, turnover costs, repairs, etc.).

Though property is expensive here, due to the all the area has to offer, it presents a huge potential for appreciation in the not to distant future. 10 houses in an area that is dead, and will take 15 years to begin to see life again, as opposed to investing in one house in a thriving area makes no sense to me.
