Currently there is that extremely thin, hard, cheap landlord carpeting (and also an area with cheap thin stick on hard tile squares).

I'm more interested in purchasing 10 homes to have fully paid off by the time I retire, as I'm not living on the cash flow w/ current job.

My answer, yes I currently am buying a $165,000 property in Phoenix (not listed on the MLS) using one of my methods to find, using only $5,871 plus closing costs of my money.

It’s a common practice and I’ve never had any opposition to this provision.If you don’t have an operating company, you could get into contract in your own name and then assign it.  

I currently own 30 units and we do about $15M a year.

Curious to know if anyone else does the model this current day. 2019 was a different ballgame than todays market for sure and I think the model can work but it's very few and far between where the numbers will make sense in todays market.
