So locals can make that work with high touch be there in 5 minutes to pull the condenser unit if my unit went vacant make sure squatters don't move in Etc.So as stated low end is a function of what the median price points are .. if some of these areas in Western PA median might only be 75k so a 30k houses is not that far off.. but in other areas its a distinct move down in quality and safety of the area.maybe lance will pop on .. its been like I said 4 or 5 years it would be interesting to see how it all shook out for him

It'll give you more options similar to St Joe or Warrensburg.My biggest challenge with these areas is that they're big enough to be tempting but not big enough it'd be worth building a team in each one and they're a bit to far to be included in the relationships I have in KC (on a consistent basis).Also things are different in these small towns, take all the stuff from big cities and condense it down.

There was some issue with the new central A/C and when we were there checking on things the tenant said- "strange thing, when I got home from work the other day there was a small pool of water a couple feet from the kitchen island.Strange we though, could it have been condensation from a ceiling vent?

If this isn't in place then condensation can build up and cause major mold/mildew issues.As far as the mold that's there now you may want to have someone in-the-know give their .02 on whether you would need a mold remediation company to take care of that for you.

The logic that you described is a very condensed version of what happens...but you are missing several steps and your numbers are way off.
