Correct, I have housemates to help with living expenses; however, I am not really using the BRRRR method because my renovations are cosmetic (changing light fixtures, furniture, paint, small fixes).

I did take an extra day between my last guests because we had to swap out a water heater and do some touch up painting.

Maybe little signs or spray paint numbers?

New LVP flooring upstairs to replace all the carpet, new cabinets and countertops in the 2.5 bathrooms, new fiberglass shower in the guest bathroom, new walk in shower (tiled) in the master bathroom, next lights/sinks/faucets/toilets/etc in all bathrooms, new paint on kitchen cabinets, new pulls on kitchen cabinets, new ceiling fans throughout, and fresh paint throughout.

Some rough numbers , Price $520K add 15K closing = $535k  New windows and siding $40K = $575k overgrown lot and landscaping $5k =$580K  Kitchen , bathrooms , paint , flooring $60k ( on the low end) New deck it was rotten  $20K They are now in at $660K  This doesnt include holding costs and what ever I missed .

We have a line of credit that funds the rehab costs.  1, Form an LLC if you have not already. 2,Track all of your expenses accurately.  3,Talk to a CPA about what you need to track and how (Ex:  new appliances for a home are taxed differently than flooring or paint, insurance, Mileage, disposables, tools, etc.) 

-The house and garages have wood siding with peeling paint.
