Where I'm stuck is whether I should use a metering system that pre-prints a stamp onto the envelop or find a machine that can place a physical stamp onto an envelope (obviously I can't sit there all day stamping).I'm thinking from the perspective of mail that looks to "businessy" vs. mail that looks more personalized for better response/conversion rates.

The conversation process in some areas is expensive and the timeline can be pretty lengthy while you're waiting for the process to be approved.

I have had cash tenants and Sect. 8 that display that sort of mindset and usually you can see it in the screening process.....as soon as I see it, I am able to gracefully slip out of the conversation and go a different direction.   

We have seen a lot of bank to medical conversions here - lots of dentists like banks actually - but they can be VERY expensive to convert.

I think if you approach the conversation with tact, you might be able to feel them out. 

Nonetheless, I believe experience is priceless in any and every market, so I am open to conversations with people of any background and upbringing.Thanks!

I have less knowledge about Seattle but my oldest friend did a basement conversion ADU in Seattle (I am at her birthday in Long Beach Washington at this moment).  

I always ensure to bring it up to every one I talk to about my retirement plan or my investment criteria even if it's just a small part of the conversation they will remember you if a deal comes up.
