We have been in the Smokies a long time, and many guest accidents, some of them life threatening over the years, could have been avoided with an annual risk management walk-thru:- Loose or rotting steps- Nails poking up through deck boards- Stinging insect hives or infestations- Ceiling fans that are barely hanging on- Loose deck, stair, and landing railings- And oh, about a hundred other things!

Start writing the following and put up in a board.1.  

In most markets, drywall labor per board foot is 3x-4x what materials are. 

Do I chalk this one up?

Louis properties with boarded-up windows and listings asking for cash offers with no contingencies.

If they did not pay, they would take them to the rental board fairly quickly. 

I've had 3 propertys ready to flip,  in which we only have to pay a % of the already discounted price as the seller will exit according. yet they can't creatively on board me with 3 of the very deals they & I will be doing ??????? 

I'm with you on what you said, lots of agents on and off this board deny that accusation but it's 100% true.

The board of the HOA has reached out to some carriers, but what they're finding is that many large nationwide carriers have a practice of not insuring clients that filed claims in the last three years.
