If the sheetrock was water damaged between the roof and the ceiling, it might have needed to be replaced.

The inspector did point out some evidence of water damage on the ceiling and stated it might be from the upstairs bathroom...it tested negative for moisture but probably bc the unit was vacant at the time.

Older homes in our area often have a functioning forced air furnace with ducts for all 1st floor rooms but gravity registers (basically holes-with-grills through the 1st fl ceiling/2nd fl floor) for the 2nd floor.
