It sounds like the project is getting a lot of pushback from locals but potentially worse than that is that the article says Shared Estates had until 9/1/2024 to raise the money for the development, but now they've altered the agreement to give the fund until end of 2025 to raise the money.A representative of the town is quoted in article as saying that after signing the agreement in January, Shared Estates examined it's finances and asked to have the agreement changed.So potentially the projects I invested in aren't doing well, or they're doing fine but funds from those projects are being diverted elsewhere.

I would say the majority of syndicators are closer to what you note: deal sourcing, marketing, capital raising, but they do not partner with local operators.

SDIRAs have pros and cons, the biggest con probably being UBIT (in the context of apartment investing).Neither of these on their own is going to get anyone to the point where they're retired and living on cash flow.I'd say focus on doing your deals and raising your income while not raising your living expenses, then the rest will follow.

I can't see that happening.Consider what LTV % you are willing to consider if less than 100% and I recommend raising the rate you would pay since you can't get 5% anywhere.
