Estimated cost is ~$25/month for $500k coverage and covers THEIR personal belongings, plus my house in case of their negligence.Do you as an investor require this as well?

I spoke to the county clerk and was told these belong to a person with my same name and it appears to be a mistake.

They should know the risk of damaging personal property and instruct the Tenant to move their belongings out of the way or cover things with plastic.

I realized that a lot of us belong to REIAs in our region, and these days most big REIAs in our area charge a fee to be in  their “inner circle” or other exclusive clubs within the REIA.

Carl, being an active licensed agent requires you belong to the local board and shell out the $500+ and MLS fees.You’re only other option is to go into referral with minimal fees, but you would not be an actively licensed agent.

Hopefully the tenants will be long gone by the time the doors and windows arrive, and if you end up in front of a judge you can show them the receipts.

Typically when personal belongings are sold with a property, such as furniture, that is done on a separate bill of sale.

Mine states all vehicles must belong to Tenants, be operational and licensed, no trailers/RVs/campers and other recreational vehicles without prior written approval, park only in designated spaces, no maintenance work can be done on the property, etc.

I am sure dealing with a deceased spouse's belongings and trying to move is beyond stressful and painful.
