I really don't want to be on the board but this HOA has several rules/resolutions that are very anti landlord. 

Now days, most bay area cities are anti expansion, some cities even require vote by neighbors to allow split of lots. 

Keep in mind, when HUD or anyone winterizes, they only winterize the drain lines and not the water lines as no one wants anti freeze in their water supply

So now that their anti-development rules have restricted development to the point of causing skyrocketing rents while more people continue to move to CA, the government wants to force private individuals to partially subsidize for the public so they (the govt officials) can continue to get voted into their positions.  

Used appliances vs. new stainless steel or whatever is "hot" today.I'm not anti-Class A or B, but I simply find that Class C offers the advantages of good/great cash flow and the negatives (i.e. more tenant-intensive) can be handled with a combination of careful screening and staying on top of issues. 

And you need to deal with anti-money laundering.It might be better and more scalable to just focus on USA investors.

Now, I know you know a lot of this, but I just wanted to have fun pointing out your exaggerations as much as the "anti FIRE" crowd points out the "impossible". 

Also, from the toxins with which ozone does react, there is a potential for the creation of new, potentially more dangerous toxins.

. - FHA in general has a bunch of anti-investor rules in their guidelines, I'm sure there's something else that I'm not thinking of at present from their 1000 pages of guidelines. 

As you grow into larger properties with more units or mixed-use, commercial, large multi, retail, etc, (if you do) you may be more open to pivot your stance.I too am pretty anti-debt.
