When picking tenants for them look for working people, singles who are not into drugs & heavy alcohol.  

Stop eating out, drinking, smoking, drinking $5 lattes, or whatever is wasting your money and tighten your budget.

There's no cost, but the bar has food & drink available on your own dime. 

I get up at 5 something most mornings, and I'll sometimes sit for up to an hour while drinking a few cups of coffee in the dark, just thinking about things... mentally turning over plans and examining ideas in a free-form manner.More commonly I hear people talk about prayer/meditation in the mornings.. and I do that too, but I feel like I get a big benefit just from unstructured rumination.

Drink your Kool-Aid and party on" people with so-called experience in that business generally doesn't apply to a newbie.

They just need a place to drink beer, cook food, do laundry, take a shower and sleep; in that order.
