Its a matter of time but the cost to own and maintain them vs. what you will get as a STR does not work, and as a LTR they absolutely do not work.

With that being said I believe there are multiple approaches to a situation like this. 1, being you let them out of there lease with refunded rent from all paid months the tenants have paid. 2, You take the safe and correct approach and get it tested and properly cleaned if needed to continue to be a potential success landlord, not testing or cleaning a meth infused house is very bad for anyone to live in, so you just continuing to rent it out without finding out the truth behind it all, would make me hope you don’t continue in this line of work. I remember a time back the folks at Bigger Pockets were promoting Josh Cantwell, Appearantly the guy has salesmanship but look up the details of what he offers and you will find he wants the best deals, a sure profit and at minimum 16% on his money, plus he gets you to do all of the leg work and contruction but he gets to select the deals and control all of the money. heheheh When Josh was just a young lad he was told that, "there is a sucker born every minute" then instructed to go out into the world and find them.
