Go to Etsy and search for "rental property tracker," and you will find hundreds of nice spreadsheets to track 10-20 rentals, usually for under $10.Software has extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

You might find local meetups or online groups where you can share experiences and learn from others who have successfully navigated the process recently.Also, be sure to analyze the numbers carefully to ensure that the investment makes sense for you.

I still did a paper lease and other forms and the tenant was asking if they could pay online.

Find and try to go to some Real estate investor meetups (REIA)- look on Facebook, Meetup or just search online- those are mostly held in the evenings during the week, so even working full-time you could probably attend a couple per month. 

Continue educating yourself through books and online courses tailored to real estate and market analysis.

One closed shop 3 weeks into my program and removed all their online content.

I will of course use YouTube and other online sources, but I'd also like to speak with a person and even build a relationship with my local hardware store!
