You could probably also mount it on a trailer and call it an RV from a code perspective.

These things get regular use and usually don't mount adequately.

Also Mount Vernon would be a very nice area for a small multi family to live in, as would Charles village.

I think that look is pretty nice.I look at it this way. as market conditions for fix and flip got tough the next thing you know rehabbers needed to put slab granite and under mount and stainless as standard in starter houses so buyers would buy there instead of the other homes that did not have those items.. especially at that price point it knocked their socks off.Now I have 3 of the Turn Key guys I fund that do this.. they put in all new cabinets slab granite full tile in the bathrooms.. same type of flooring.. ( like all landlords Minimum carpet when ever possible.) 

For a little nicer area that is too pricey for me but may be want you want, I would look at Mount Vernon, Bolton hill, Charles VillageSome of the areas you mentioned like Fells point or locust point are trendy and affluent homeowners are buying there.

Another important thing to note is that with a mini-split, you have th is wall mounted units which can be very expensive, yet also pretty easy for a tenant to ruin as they are sensitive to impact if they hit it with furniture or whatever it may be.
