The inspector said there was only minor things that need to be fixed (like curvature in the bathroom wall due to moisture hitting it, main door warn out, appliances are really old, tiles are cracked, uneven paint job, moisture in the cabinet below the sink, some electrical units wiring needs to be fixed as the hot is on the right, etc etc), but no major problems.

It's pretty rough here.....There was so much moisture in the crawl space that the subfloor warped.

I smelled bs and I did it anyway and we found mold in the basement ceiling rafters, caused by bad gutters allowing moisture into the basement.

We've determined there's no moisture coming from under the house and there's no pipes that run anywhere near this area since all the plumbing is more to the back (ranch home).

Unless the seller or insurance company is willing to pay for a renovation, I would consider just putting a fan or two in the crawl space to dry up the moisture.

* Some mold on wood (dark staining) in attic, inspector thought it was due to the crawl space having moisture in it before,  crawl space was recently totally redone and looks very good now.

Until you know for sure it's only mice, consider that other pests could have penetrated the attic too... rats, bats, squirrels, possums, etc.
