My homes will be more like cottages--two parallel containers bridged by a glass box.  

Furthermore, I've found a (traditional) buyer who's highly interested in the property and agreed to enter contract with me at $95,000.I am trying to figure out the best way to bridge the gap between the seller and my buyer.  

So today I got in my car with an almost empty gas tank, I put my eBay business on hold because I needed to burn a bridge where I had to go out there and find properties, not just "oh it would be nice to find a property or two" but I had to have a burning desire and I told myself, "I have no money in my account, my truck is almost on empty, but I will will find at least properties that I can work with, I have to."

My hope is to escalate into multifamily or even commercial, but there's a lot of water that needs to pass under the bridge before I get there.Thanks again for your comments.

In my previous situation, we built bridges, small health clinics, and schools from ground up, currently we do tenant improvements, so still, even with my construction experience previously, there is still a transition/learning curve.

I connected with Bridge Equity who did a podcast on Bigger pockets and feel I have found some good "boots on the ground folks".

Currently I work for a commercial mortgage lender in Boise, ID specializing in bridge and permanent financing for middle market CRE loans.

I am seeking non-recourse bridge debt under a 1M and am finding that space quite a bit different than the 1-3M lending space.  

The problem is that this has been a long process, and the money I borrowed to finance this acquisition is about to come due (my original intent was for this to be a month-long bridge loan).
