I currently own a maintenance company here in the Tampa Bay market that services commercial and residential homes through either Realtors, Property management companies,  and large REIT's.

I am looking for general contractors in Tampa Bay area as the house has to be painted exterior and interior, flooring has to be replaced in bedrooms, the pool has to be refurbished and some miscellaneous work.

The 1% rule really doesn't apply here in California as we're more of an appreciation-based state.If you're willing to wait to see the returns until you sell, we've probably still got several years of solid appreciation in Sacramento / Stockton areas because of all the Bay Area migration into the Central Valley.
