For example, look at that boy on the bench in shorts, probably his girlfriend next to him, (probably on the college Football Team--Big Man on Campus), he is not going to fit into a closet with a 24" door very easily, and may vote with his feet and move to your competitor with a wider closet doors. 

I have no real transferable skills besides what I've learned being a business owner, no degree etc so I'm unsure if this is just fantasy or something I could make work and wanted some opinions from others.

They just need a football team

Sports are important especially during football season.

We always get people wanting to rent for shutdown work at the power plant but we are usually already  booked for some dates in the fall due to Clemson football games and other reasons.

Take the hit early and you still may get into bidding war land, so don’t do it slowly and grudgingly.The extra “buyers broker commission is a fantasy and won’t matter unless you are already shorting them”

I think they did much better than most, however they required single room occupancy for on-campus housing and do not have a football program.

An investor could purchase a 3 bedroom/1.5 bath , 1,200 SF “move in ready” property in Cleveland around $55,000 (off market) but in Columbus the starting point for a comparable property is nearly 2.5x due to market appreciation with much more competition.Other potential factors that could play into market appreciation in the future is the new MLB Baseball Team, the progression of The Cleveland Browns Football Team, and The Cleveland Cavaliers NBA Team.The first year market goal is to own ten rental property units providing safe homes for good tenants in an up and coming area with greater potential than standard appreciation, which is 2% per year.
